If you're thinking about moving to Sammamish, Washington, the city can look surprisingly similar when you're first researching it online.

But once you start driving around, you'll quickly realize that Sammamish's neighborhoods can feel very different from one another.

Some offer larger homes and traditional suburban streets. Others are built around parks, pools, trails, and walkability. And if you're looking at the higher end of the market, there are neighborhoods where larger lots, custom homes, privacy, and views become the priority.

Three neighborhoods that come up frequently with Sammamish buyers are Trossachs, Aldarra, and Klahanie.

I've spent a lot of time showing homes throughout Sammamish, and each of these communities offers something different.

So let's compare Trossachs vs. Aldarra vs. Klahanie and help you figure out which one deserves a closer look.

Trossachs: Larger Homes and an Established Neighborhood

Let's start with Trossachs, one of the larger master-planned communities in Sammamish.

If you've spent much time looking at homes for sale in Sammamish, there's a good chance you've already come across it.

Trossachs is what many buyers picture when they imagine a traditional Eastside suburban neighborhood: larger two-story homes, three-car garages, sidewalks, neighborhood parks, and plenty of green space.

Trossachs Home Prices

Many homes in Trossachs currently fall somewhere around $1.8 million to $2.6 million, depending on the home's size, condition, updates, lot, and location within the neighborhood.

There are certainly properties that sell outside that range, so it's better to think of this as a general snapshot rather than a hard rule.

Most homes were built from the late 1990s through the early 2000s.

That gives Trossachs a relatively consistent architectural feel compared with neighborhoods where homes were developed over many different decades.

You'll commonly find:

  • Two-story floor plans
  • Three to six bedrooms
  • Three-car garages
  • Larger living spaces
  • Established landscaping
  • Traditional Pacific Northwest architecture

Lot Sizes in Trossachs

One of Trossachs' advantages compared with many newer developments is lot size.

A lot of homes sit on roughly a quarter acre, give or take, although you'll find both smaller lots and significantly larger properties throughout the community.

That can provide enough room for a backyard, patio, play area, or simply a little more separation from neighboring homes.

Views in Trossachs

Another interesting feature is the elevation change throughout the neighborhood.

Depending on the street and position of the property, you'll occasionally find homes with Cascade Mountain, territorial, or valley views.

Not every property has a view, but if that's high on your priority list, it's worth paying close attention to exactly where within Trossachs you're looking.

Is Trossachs Walkable?

Within the neighborhood itself, yes.

There are sidewalks and trails throughout the community, making it relatively easy to get outside for a walk.

Trossachs can also be surprisingly stroller-friendly compared with some hillier neighborhoods around Sammamish and Issaquah.

That said, this isn't an urban-style walkable neighborhood.

You're generally not walking out your front door to restaurants, grocery stores, or coffee shops. Most errands will still require a short drive.

Trossachs Parks and Outdoor Recreation

The neighborhood has basketball and tennis courts, playgrounds, open spaces, trails, and Trossachs Community Park near the entrance.

One of the coolest features, though, is outdoor access.

The back of Trossachs connects to Soaring Eagle Regional Park, giving residents access to miles of wooded hiking, running, and mountain-biking trails.

Being able to leave your neighborhood and head directly onto an extensive trail system without driving somewhere first is a pretty unique feature.

Trossachs HOA

Trossachs has an HOA, with dues typically ranging from approximately $70 to $150 per month, depending on the section of the neighborhood.

The HOA helps maintain shared spaces such as landscaping, entrances, parks, trails, and other common areas.

As with any HOA, buyers should review the current dues and governing documents for the specific property before purchasing.

Trossachs Commute

For buyers working on the Eastside, Trossachs can offer a reasonable balance between space and commute.

Depending on traffic, you're generally looking at approximately:

Bellevue: 20–35 minutes
Redmond: Within a similar Eastside commuting range
Downtown Seattle: Approximately 35–50+ minutes

Peak traffic can obviously change those numbers substantially, particularly when traveling toward Seattle.

I'd put Trossachs high on your list if you're looking for:

  • Larger lots than many newer developments

Trossachs has been around long enough that the landscaping and neighborhood have had time to fill in, which gives it a more established feel than many brand-new developments.

Aldarra is one of the higher-end neighborhoods in the Sammamish area.

Many homes fall somewhere around $2.5 million to $5 million, while larger custom properties can sell for even more.

Unlike a production-home neighborhood where the same handful of floor plans repeat throughout the community, Aldarra has significantly more architectural variety.

Lot size is another major difference between Aldarra and many other Sammamish neighborhoods.

If you've been touring newer developments where houses feel tightly packed together, Aldarra can feel completely different.

This is another area where Aldarra really stands out.

Again, commute times around the Seattle area can change dramatically during peak traffic, so I'd always test your actual commute before purchasing.

  • Quiet streets

  • Eastside access without living in a denser neighborhood

What separates Aldarra for me is the setting.

You can be relatively close to shopping, restaurants, Bellevue, and Redmond while driving through a neighborhood that can almost feel like it's out in the countryside.


Klahanie: Walkability, Parks and Neighborhood Amenities

Then there's Klahanie.

This is where the comparison changes considerably.

Instead of larger estate properties or traditional suburban streets being the main attraction, Klahanie is much more focused around community amenities, parks, trails, pools, and walkability.

It can almost feel like its own little town.

Klahanie Home Prices

Klahanie also offers more housing variety than Trossachs or Aldarra.

You'll find:

  • Condos
  • Townhomes
  • Single-family homes

Many single-family homes currently sell somewhere around $1.2 million to $1.8 million, while condos and townhomes can provide a lower entry point into the neighborhood.

Because there's such a broad range of housing, Klahanie can appeal to buyers at very different stages.

Homes in Klahanie

Many Klahanie homes were built from the late 1980s through the early 2000s.

You'll find traditional Northwest architecture and landscaping that has had decades to grow.

Homes generally aren't as large as what you'll find in Trossachs, and lots can be smaller.

But that's part of the design.

Klahanie puts much more emphasis on the shared neighborhood around your home.

Is Klahanie Walkable?

This is probably Klahanie's biggest advantage.

If walkability is important to you, Klahanie is one of the Sammamish-area neighborhoods I'd seriously consider.

Depending on where you live within the community, you may be able to walk or bike to:

  • Sports courts
  • Community pools
  • Schools
  • Trails
  • Klahanie Shopping Center
  • Coffee
  • Groceries
  • Restaurants

That's something you simply don't find in every Sammamish neighborhood.

Klahanie Parks and Amenities

This is where the neighborhood really separates itself.

Throughout Klahanie, you'll find numerous:

  • Parks
  • Walking trails
  • Playgrounds
  • Basketball courts
  • Tennis and pickleball courts
  • Baseball fields
  • Soccer fields
  • Community pools

The network of sidewalks and trails makes it possible to move throughout much of the community without constantly getting in your car.

For buyers who want to spend more time outside and actually use neighborhood amenities regularly, that's a big advantage.

Klahanie HOA

Klahanie also has an HOA.

Given the number of shared amenities throughout the neighborhood, those dues help support things such as parks, pools, trails, sports courts, landscaping, and common areas.

Buyers should always review the current HOA dues, rules, financial documents, and any potential assessments for the specific property they're considering.

Klahanie Commute

Depending on traffic, you're generally looking at approximately:

It really depends on your priorities.

Choose Trossachs if...

You want a larger home, established landscaping, a traditional Eastside neighborhood, parks and trails, and a little more yard without moving too far away from Bellevue and Redmond.

Choose Aldarra if...

Your priorities are privacy, luxury, larger properties, custom homes, views, and a quieter setting.

Choose Klahanie if...

You want to be able to walk to parks, trails, pools, coffee, groceries, and neighborhood amenities—and you're willing to give up some lot size to get it.

There isn't really a winner.

The better neighborhood is the one that matches the way you actually want to live.

Other Things to Consider Before Moving to Sammamish

The neighborhood itself is only part of the decision.

Before buying a home in Sammamish, I'd also look carefully at:

Your commute. Where are you working, and how often will you actually make that drive?

Your budget. The difference between $1.5 million, $2 million, and $3 million can completely change which Sammamish neighborhoods and property types make sense.

Your priorities. Do you care more about a larger house, a bigger yard, privacy, trails, views, or walkability?

HOA costs and rules. All three communities have HOA considerations, so review the current documents for the specific property you're considering.

The individual property. Even within the same neighborhood, two homes can have completely different lots, views, traffic exposure, privacy, and resale considerations.

Final Thoughts on Trossachs, Aldarra and Klahanie

Sammamish isn't one giant neighborhood.

Once you spend time here, the differences between communities become pretty obvious.

Trossachs offers larger homes, established streets, parks, and direct access to outdoor recreation.

Aldarra takes things further upscale with custom homes, larger lots, privacy, and beautiful surroundings.

And Klahanie offers something completely different with its parks, pools, trails, shopping, and neighborhood walkability.
